An office is chosen twice: once on the floor plan, and once more every morning when the staff try to reach it. In Southeast Asia it is chosen three times, because before the floor plan comes the country. Where the entity is registered decides what it may sign, whom it may employ and what the landlord will ask for, and none of that is the same in Thailand, the Philippines and Vietnam.

Companies opening in Asia tend to discover this in the wrong order: a space found, a lease drafted, then the question of whether the company yet exists in a form that can sign it. The regional search runs the other way: the entity first, the same requirement scoped in each country in play, and only then the visits, in the market chosen.

In Thailand, the question a foreign company does not expect is whether it is allowed to sign: a registered entity, a tax identification, a corporate seal, and for promoted companies the conditions of their investment certificate; the capital's business districts each carry a price, a commute and a kind of client. In the Philippines, serviced offices, coworking, long leases and the purchase of commercial property, in the capital's business districts and two further cities, through a network of developers, landlords and operators, with business visa and work permit on the same file.

What companies ask before choosing a market

We have not decided which country to open in. Is that a question for you?
It is the first one. Where the entity is registered decides what it may sign, whom it may hire and which market it serves. Asia Relocation scopes the same requirement in each country in play, with the entity paperwork each demands, so the comparison is between real options.
Can a foreign company sign a lease anywhere in Southeast Asia?
Only through an entity the country recognises. In Thailand a landlord asks for the registered company, its tax identification and its seal, and a promoted company brings its investment certificate's conditions; the Philippines and Vietnam have their own steps. We read them into the brief first.
Serviced office, coworking or a lease: which comes first?
Usually a serviced office or coworking membership while the entity is incorporated and needs an address, then a lease once headcount and term are known. All three formats exist in all three countries; buying commercial space is also possible in the Philippines and Vietnam, a different file.
Do you handle the visas of the people who will work there?
On the same file, yes: business visa, work permit and the employees' relocation run alongside the office search in each of the three countries. The office is rarely the whole of a market entry; the people who will sit in it are.
Who runs the search on the ground?
The Asia Relocation consultants of the country chosen, with their own relationships with developers, landlords and serviced-office operators. What is regional is the brief, the coordinator and the reporting, which matters when a company opens in more than one of the three.
Can we visit spaces before we have a local team?
Yes. Visits run by video with our consultant in the building, with a written comparison you can circulate, then in person when the decision-maker travels. We negotiate the terms, in the local language where the lease is written.
Is a branch in a second country the same search again?
The same requirement, a different market and different paperwork, run by a different local team under the same coordinator. That is what this page exists for: one scope, one report, the country differences said before they cost anything.
How is an office search priced?
