Office search in Bangkok for companies setting up in Thailand
A private floor, a serviced office, a coworking desk or a building to buy: the format matters less than whether your staff can reach it, your clients can find it, and your company may sign for it. Asia Relocation Thailand runs the search from brief to signed lease.
An office in Bangkok is chosen twice: once on the floor plan, and once more every morning when the staff try to get to it. The city's business districts are not interchangeable. Sathorn and Silom are the old core, Sukhumvit around Asoke is where international firms cluster, Rama 9 has the newer towers, Ari and Thonglor the smaller creative teams. Each has a price, a commute and a kind of client.
Then there is the question a foreign company does not expect: whether it is allowed to sign. A registered entity, a tax ID, a corporate seal, and for promoted companies the conditions of their Board of Investment certificate. We read those into the brief first, because a good office you cannot lease is a wasted fortnight.
Asia Relocation Thailand has run office searches for arriving companies since 2011, in English, Thai and French, with listings that include business centres and towers that never reach the portals. The same consultant carries the brief through to the lease and the keys.
Finding the office, and what is another team's job
The line between finding premises and moving into them is where commercial searches go wrong. We draw it here.
Carried by the service
- The brief: objectives, headcount and growth, preferred districts, and the constraints of your visa, licence or promotion status.
- A shortlist from listings you will not find alone — private business centres, hybrid hubs, commercial buildings and prime towers, to rent or to buy.
- Accompanied viewings, on site or virtual, with each district's transport, amenities and zoning explained rather than assumed.
- Negotiation and the paperwork: lease terms, purchase offers, deposits and the Thai documentation, with the legal, fiscal and operational points flagged.
- Move-in coordination: utilities, internet, furniture sourcing and the introductions to the building's management.
Each item is scoped in writing, building by building, before the search starts.
A different service
- Moving the desks in. Transporting furniture, servers and archives into the new premises over a switch-over weekend is office relocation, run by our moving team.
- Housing the staff. The people who will sit in the office need homes: home search in Thailand, on the same file if you want it.
- Their permits. A work permit and the visa behind it are a separate procedure: visa and immigration in Thailand.
- Somewhere to sit meanwhile. Arriving executives often need a roof before the office opens: temporary housing in Bangkok.
All four run on one file with one coordinator when the company arrives as a whole.
Four ways to take space in Bangkok, and who takes each
The same search; what changes is the commitment, the fit-out and the address on the letterhead.
Private office, leased
A floor or a suite in a commercial tower, your name on the door, your fit-out. For a company that knows its headcount and wants a Sathorn or Sukhumvit address clients recognise. Longer terms, more negotiation, and a lease that deserves reading twice.
Serviced office
Furnished, connected and staffed at reception, in a business centre that handles the building for you. The answer while the company incorporates and needs an address before the lease it will eventually sign.
Coworking membership
Desks or a small glazed room in a shared hub, common in Thonglor, Ekkamai and the newer Rama 9 towers. Flexible by the month, good for a founder and a first hire, outgrown once a team needs a door that closes.
Commercial property to buy
Office assets for investors and for companies that prefer to own. A different search, with due diligence on title and zoning, and the ownership rules that apply to a foreign buyer read before any offer is made.
Brief, shortlist, viewings, signature, keys
-
The brief
Objectives, headcount, growth and preferred locations, plus the constraints most searches skip: the visa or licence the founders hold, and whether a Board of Investment promotion attaches conditions to the premises.
-
The shortlist
Spaces for rent or sale that match the function, the budget and the image the company wants to project, drawn from private business centres and towers as well as the open market. Presented side by side, not as a folder of PDFs.
-
The viewings
In person or virtual, with the district explained: transport links, amenities, zoning, and what the neighbours are. Translation and due diligence sit with us, so that a decision is informed rather than hopeful.
-
The negotiation
Lease terms or purchase offer, deposit, and the Thai documentation. Legal, fiscal and operational risks are flagged in writing, including the set-up that keeps a promoted company compliant with its certificate.
-
Move-in
Utilities, internet, furniture sourcing and the building's management introduced. From there the physical move, the staff housing and the permits can each start on the same file.
The companies that brief us, in four situations
A foreign company opening its Thai branch
Incorporation under way, a country manager on a plane, an address needed for the registration itself. Often a serviced office first, a leased floor once the team exists.
HR and mobility teams with a corporate move
The office is one line in a larger relocation: staff arriving, families to house, permits to file. We keep the office on the same timeline as the people.
A company already here and outgrowing its floor
More headcount, a client base that has moved district, or a lease ending. Upgrading without losing the staff who chose their homes for the old commute.
Founders, SMEs and investors
Entrepreneurs who want coworking this year and a private office next, SMEs expanding into Southeast Asia from Bangkok, and investors looking at office assets rather than desks.
Six cities, and what each one is for
Bangkok, Chiang Mai, Phuket, Pattaya, Hua Hin and Samui, with our own consultants rather than a forwarded listing.
Bangkok takes most searches and offers the widest choice, from the central business districts to the newer towers along Rama 9. The other cities are not smaller Bangkoks; each has a reason a company goes there. Chiang Mai has the innovation and creative districts, and a cost of space that suits technology teams. Phuket's offices serve hospitality groups and are often beachfront.
Pattaya sits on the eastern seaboard's logistics corridor, where manufacturing and distribution companies want to be near the plant and the port. Hua Hin offers resort-style workplaces for smaller operations, Samui a base for businesses that follow the island's remote workers. We visit each, because a listing read from Bangkok says nothing about the road outside.

Where this page stops
You already have the office, you need to move into it
Desks, servers, archives and a switch-over weekend planned so the business is open on Monday: a moving job, not a search.
