Home search in Bangkok, from the shortlist to a lease you have actually read

Thai owners ask for a document pack and a deposit before a key changes hands, and the clauses that decide your year are rarely the ones translated for you. Asia Relocation Thailand shortlists on commute, school and budget, views with you, negotiates, and reads the lease line by line before you sign it.

Finding a flat in Bangkok is not hard. Finding the right one, on the right side of the traffic, with an owner who accepts a foreign tenant and a lease that does not hide its terms in the Thai column, is a different job. The listings are everywhere; what they do not show is the commute at eight in the morning, the school bus route, or the clause about the deposit.

The search we run starts from three anchors: where the office is, where the school is if there are children, and what the household can spend once the deposit and the utilities are counted. From those we shortlist, and the shortlist is what we visit, with you or for you.

Asia Relocation Thailand has done this for expatriate households since 2011, in Bangkok and in Chiang Mai, Phuket and Pattaya, in English, French and Thai. The same consultant runs the viewings, the negotiation, the document pack and the check-in, and stays on the file when the school or the visa need the same hands.

The perimeter

What the search carries, and what belongs to a sister service

The second column is where households discover, late, that the school, the temporary flat or the visa were a different file. Here they are named.

Carried by the service

  • The brief: budget, district, proximity to school and workplace, family composition, and the timing of the posting.
  • A shortlist against the brief, with landlord discussions opened before you spend an afternoon on a flat that will not take a foreign tenant.
  • Accompanied viewings, in person or by video with our consultant in the flat, with the neighbourhood and the building explained.
  • The negotiation and the lease: terms reviewed clause by clause, the Thai text read for you, the deposit and the exit conditions settled before signature.
  • The document pack and the check-in: passport, visa, permit and references assembled, the inventory done with the owner, utilities and internet switched on.

The scope is written down before we start, and the shortlist is yours to keep.

A different service

  • A roof while the search runs. Arriving before the lease starts is the normal case: temporary housing in Bangkok is the other half of the problem, and usually the address we search from.
  • The school that fixes the district. When children arrive, school search runs first or alongside; the home follows it, not the reverse.
  • The office. For a company arriving with its people, the premises are office search, on the same file if you want it.
  • The visa the owner asks to see. That file is visa and immigration in Thailand.

All of these run on one file with one consultant. Say so in the inquiry.

Types of home

Four kinds of home we search for, and what each one turns on

Same search, same lease reading. What changes is the building, the owner and the commute.

Condominium in the city

The commonest expatriate home in Bangkok: a tower with a juristic office, a pool and a service lift, near a BTS or MRT station. The building's rules matter as much as the flat, and the owner is often an individual investor who wants a document pack before anything else.

Most searches

House or townhouse in a compound

Space, a garden and a gate, in the residential compounds families choose when a school is the anchor. The trade is the commute, which is why the school bus route is checked before the house is.

Families

Serviced or corporate-let apartment

Furnished, managed by a residence rather than an owner, with a lease the company can sign and an invoice HR can process. The answer for assignees whose policy fixes the format.

Corporate

A home outside Bangkok

Chiang Mai, Phuket and Pattaya have their own stock and their own owners, and a listing read from the capital says nothing about the road outside. We search there with people who live there.

How it works

Brief, shortlist, viewings, lease, keys

  1. The brief

Assignment length, family, workplace, school if any, and budget once deposit and utilities are counted. We ask about the commute here, because it is the one thing a photo never shows.

  2. The shortlist

Properties that match, with the owner already asked whether a foreign tenant and your lease length suit. A shortlist you can hand to the other half of the household, not a list of links.

  3. The viewings

With you, or on a video call with our consultant in the flat. The building's rules, the neighbourhood and the real commute are part of the visit, not discovered after.

  4. The lease

Terms negotiated, the Thai text read for you, notice, deposit, repairs and exit conditions explained before you sign. The document pack goes to the owner complete.

  5. Check-in and settling-in

Inventory done with the owner, utilities and internet switched on, the management introduced. The same consultant stays on the file for whatever comes next.

Who it's for

Four households, four different briefs

Families anchored on a school

The school is chosen, the district follows, and the house has to be on the bus route. Space and a garden count; so does the parent's commute in the other direction.

Professionals anchored on the office

A condominium a short ride from work, near a station, with a lease that ends when the posting does. Speed matters, and so does an owner who accepts a foreign tenant without fuss.

HR teams with a policy to hold

An allowance, a policy, a report to file. The employee sees viewings; HR sees the same shortlist and the lease before it is signed.

Households arriving without a fixed district

Arrived, in a temporary flat, still choosing between sides of the city. The search starts with an honest map of the commute, then narrows.

Coverage

Bangkok first, and three cities with owners of their own

Searches with our own consultants in Bangkok, Chiang Mai, Phuket and Pattaya.

Most searches are in Bangkok, and in Bangkok the traffic writes the brief: a flat on the wrong side of the expressway costs an hour a day, and the residences that international schools actually serve by bus are known, not guessed. We start from where the household needs to be at eight in the morning.

Chiang Mai, Phuket and Pattaya are not smaller Bangkoks. Owners, stock and lease habits differ, and a listing forwarded from the capital does not tell you which street floods or which compound has a gate that closes at night. We search there with people who live there, and the lease is read the same way.

FAQ

What households ask before renting in Thailand

Can a foreigner rent a home in Thailand?
Yes, without restriction on renting. A passport and a valid visa are normally enough to sign, and a lease of a year is the usual term. What a foreigner cannot easily read is the Thai-language clause set, which is where we earn our place.
What does an owner ask for before handing over keys?
A document pack: passport, visa, the work permit if you hold one, and sometimes a reference letter or proof of income. Plus a deposit, commonly one to two months of rent. We assemble the pack before the viewing so an owner who likes you does not wait a week for paper.
How long does a home search in Bangkok take?
It depends on how fixed the school and the office are, and on the district. A brief with both settled and a realistic budget moves fast; a brief that is still choosing between sides of the city takes longer. We tell you which you have at the first call.
Do we have to be in Bangkok to view?
No. Viewings can be done on a video call with our consultant in the flat, and many households shortlist remotely from a temporary address, then decide after one day of visits in person. Signing is done once you are here.
Which clauses do you read for us?
The ones that decide the year: notice periods, what the deposit can be withheld for, who repairs what, utilities and their rates, early-termination terms, and any clause that only exists in the Thai text. We explain each before you sign, and we negotiate the ones that can be moved.
Can you find a home near an international school?
That is the commonest brief we receive. Bangkok traffic makes the school the anchor, so we run the home search with, or after, the school search, and we know which residences the school buses actually serve.
Do you work with HR teams on employee housing?
Yes. Housing allowances, policy limits and reporting are part of the brief from the start, and the HR contact receives structured updates while the employee receives the viewings. Both see the same shortlist.
What happens after the lease is signed?
Utilities and internet set up, the check-in inventory done with the owner, and the introductions to the building's management. From there the same consultant can run the school search, the temporary stay before the move-in date, or the visa file.
