Most arrivals in the Philippine capital spend their first weeks somewhere they did not choose well: a hotel booked from abroad, on the wrong side of the traffic, with no kitchen and a rate meant for a night. The permanent home takes longer than that to find, and the weeks in between are where a family either settles or tires.

A temporary address chosen against the office does two things. It removes the daily hour on the expressway, and it puts you in the district where the home search will happen, so viewings are minutes away rather than a morning's drive.

  1. The brief

    Arrival date, party size, the district you report to and the likely length of the search. If children arrive with you, the school is placed on the map at this step.

  2. The proposal

    Two or three residences matched to the brief, with what each includes and how an extension works, so the choice is made on facts rather than photographs.

  3. The booking

    The residence is held in your name, or your company's, with the inclusions confirmed in writing. You receive the address and the check-in details before you fly.

  4. Arrival and the first week

    Check-in with someone who knows the building, then the home search starts from a base that is already in the right district. The consultant is the same for both.

  5. The extension, or the handover

    When the lease is signed, the move to the permanent home is scheduled from the residence. When it is not yet signed, the stay is extended, asked for early rather than on the last morning.
